Is this a gated community?

Although we are not a gated community, our roads remain private.

Are there HOA fees and how are they calculated?

Yes, there are annual HOA fees which are calculated based on your home, number of lots, and boat slip.

Are there any applications and/or fees required?

The seller or seller’s agent must apply for a Resale Certificate that is issued by Spinnler Point. A fee of $125.00 payable to ‘Spinnler Point Colony Association’ must be paid at the time of the application. We will need both the seller’s and the new buyer’s information including main address, email accounts and phone numbers.

All property transactions are subject to a $1,500 Community Improvement Fee payable to ‘Spinnler Point Colony Association’ and paid by the buyer at or before settlement

Are vacation rentals allowed?

Yes, rentals must be a minimum of seven consecutive days. Guest and vehicle registration is required prior to renting.

How can I obtain a boat slip at the community docks? Can I have more than one?

We have 94 community boat slips, many of which come deeded with the homes. You cannot own more than one boat slip per property, but you can rent additional slips if needed by joining the wait list.

Is there a boat launch in the community?

Yes, there are two boat launches located at the Areaways for the private use of members and their guests.

Can I use the kayak storage at the Areaways?

Yes, we provide kayak storage racks for a yearly rental fee.

Can I use all of the Areaways in the community?

Yes, all four Areaways are accessible to members and their guests.

Are golf carts and ATV’s allowed?

Yes, recreational vehicles must be registered and insured. You will also need to register with the Association to obtain a tag.

The property I’m interested in purchasing needs some work. Do I need to notify the community of my plans?

Yes, you will need to apply for Board approval for exterior work, specifically structural and landscaping.

Are mailboxes available?

Many home have deeded mailboxes with the property. You can also go to local post office for a P.O. Box.

Are the roads plowed in the winter?

Yes, road maintenance is part of the HOA fees.

Is there trash pickup?

Yes, it is private sanitation pickup and is the responsibility of the homeowner.
